Build focused lists from better data, keep them current, and pursue the opportunities that fit instead of casting a wide net.
The mind inside the machine.
An AI-first real estate investment CRM for the solo operator. One focused system to uncover opportunities, keep every follow-up moving, and bring the right next step into view.
I am a real estate investor based in Jacksonville, Florida, with more than 300 completed transactions.
I have also spent 25 years building, buying, selling, and flipping businesses. Through changing real estate markets, a CRM has always been central to how I run the work. That experience gave me a clear view of what an operator actually needs from one.
For more than a decade, I worked inside one CRM after another. Most were built to serve every kind of company, which meant the solo real estate operator was left with too much software and not enough clarity. I needed lead management, follow-up, outreach, drip campaigns, automation, and deal intelligence to work together without feeling like an enterprise system.
The turning point came when a major update to the CRM I was using disrupted my business. It introduced more features, more complexity, and a workflow that made sense for larger teams, not for the way I operate. I needed something simpler, sharper, and far more intentional about how it used AI.
Real estate is still a relationship business. Sellers want to deal with a person they trust, and that trust is hard to build when leads are buried, follow-ups are missed, or the operator is stuck managing software all day.
Metis started as the system I wanted inside my own company. It keeps watch over the moving pieces, carries routine work forward, and gives me more time to walk a property, sit with a seller, and close the right deal.

All my linksA solo operator should not have to live inside a CRM. Metis takes on the demanding work that happens before a lead is ready, from building focused lists and keeping data fresh to starting outreach, responding quickly, and staying on top of follow-up.
Each morning, it separates what needs a human touch from what the system can keep moving. When an opportunity comes in, the lead history, property context, and fresh comps are already there. Follow-up messages adapt to the conversation instead of sounding like the same generic campaign everyone else sends.
AI does not replace the relationship. It protects the time and attention required to build one.
Build focused lists from better data, keep them current, and pursue the opportunities that fit instead of casting a wide net.
Start thoughtful outreach and respond the moment a lead engages, whether the conversation begins inbound or outbound.
Use an AI copilot, adaptive text drips, and consistent follow-up to move each lead forward without losing the history behind it.
Once a lead qualifies, take over with the conversation history, property intelligence, fresh comps, and next move already clear.
In Greek thought, metis is practical, adaptive intelligence: the foresight to read a changing situation, the judgment to know what matters, and the timing to act when the moment is right.
Keep the property, the person, the conversation, and the next decision together in one clear view.
Catch the quiet lead, the missed task, and the change in momentum before an opportunity slips away.
Turn useful intelligence into the right action, whether it happens on command, on schedule, or the moment something changes.
Metis is being developed inside a working real estate operation and tested against the decisions operators face every day. If I open it beyond my own company, it will remain intentionally small, perhaps 50 to 100 operators, not thousands. The goal is to build a better way to run the business, not another software empire.
